Bonilla Group

Bonilla Group was established / founded in 1988 by Christopher R. Bonilla. Prior to establishing the Bonilla Group , Mr. Bonilla began his work career in the public sector in which he was employed in the drafting & design branches of both G.S.A., General Services Administration and the U. S. Army Corps. Of Engineers.

Thereafter Mr. Bonilla gained employment in the private sector by joining the firm of Farrington & Associates, Engineers, Land Planners & Surveyors. From there Mr. Bonilla was employed at Dunaway Associates, Engineers, Land Planners & Surveyors.

After a combined seventeen years experience in both the public and private sector of civil engineering and land planning the Bonilla Group was founded / established in 1988.

Mission Statement
For the last 22 years the Bonilla Group has been providing Land Development Consulting Services the North Texas Area. Our consulting services are based on current municipal codes and the consideration, evaluation, & implementation of the latest development trends.

The Bonilla Group encourages the Owner / Developer to be as involved in his or her land development project as they desire. Involvement in the land development process by the Owner / Developer allows him or her to gain first hand knowledge of the land development process.

Be involved in drafting the program for your land development project. Attend meetings with the agencies that will be reviewing your land development project. Meet the key players from these agencies. Meetings with departments of local municipalities may include Planning & Development Departments, Zoning, Transportation & Public Works, and local city councils.

This real world insight into the land development process is useful and can be easily used and implemented on your future projects.

If the client prefers minimal involvement the Bonilla Group will provide turn-key land development services.

Preliminary Site Analysis prior to purchase or of existing site;
Site Analysis will review, research, and evaluate the site and will include the following:

Municipal site Development Steps

Land Planning & Programming:
Draft the Land Development Program beginning from a raw land site to fully developed and ready to move in site;
Land Development Programming can be utilized for any site ranging from ½ of an acre to a thousand acres;
Know the development process for your project prior to funding acquisition, prior to purchasing real property and prior to actual development;
Keep surprises in the development process to a minimum and beware of site development constraints prior to development;

Zoning:
Consultation to identify client’s zoning needs and constraints;
Establish site limitations;
Determine development requirements per zoning ordinance;
Confirm current Comprehensive Land Use Plan recommendation;
Review compatibility issues and implications;
Processing zoning applications;
Address city staff report findings;
Formulate and implement program to achieve client’s desired zoning;
Lobby impacted stakeholders to promote client’s interest;
Client representation at Zoning Commission and City Council public hearings;

Planned Development / Specific Use (PD/SU) Site Plan:
Consultation to identify client’s site needs & constraints;
Review of site, client’s needs, and the Zoning Ordinance in determining if a Planned Development / Specific Use (PD/SU) Site Plan is required;
Formulate program to be used in the production of a Planned Development / Specific Use (PD/SU) Site Plan;
Production of Planned Development / Specific Use (PD/SU) Site Plan;
Processing Planned Development / Specific Use (PD/SU) Site Plan application;
Address city staff report findings;

Board of Adjustment:
Consultation to identify client needs;
Determine if client needs a Variance, Special Exception or an Interpretation of the Zoning Ordinance;
Review criteria (Section 3.403 of the Zoning Ordinance) used for consideration by the Board of Adjustment in their evaluation of requested variances;
Production of Site Plan as required by Zoning Board of Adjustment Application;
Processing zoning applications;
Address city staff report findings;
Formulate and implement program to achieve client’s desired Variance, Special Exception or an Interpretation;
Lobby impacted stakeholders to promote client’s interest;
Client representation at Board of Adjustment public hearings;

Urban Forestry Application:
Execute & Process Application for Urban Forestry Permit;
Applications for Urban Forestry Permits may include:
Residential
Commercial
Industrial
Public Utility
Mixed Use Zoning
Agriculture
Development of plan for Phase One – Existing Conditions;
Development of plan for Phase Two - Site Alteration & Planting Plan;
Execute and process Urban Forestry Plan checklist;

Permit Processing:
Work with local municipalities and the State of Texas to expedite:
Building Permits;
Certificate of Occupancy
Driveway Approach Permit from the Sate of Texas

Elevations, Architectural Rendering and Artist Conception:
There are times when a site plan is not enough to gain approval from Neighborhood Associations, Zoning Commissions, and City Councils.
When you need the power of “seeing is believing” to gain a needed approval you may enlist the proven marketing tool of a Elevation, Architectural Rendering or an Artist Conception of your land development project;
